We are seeking an experienced and dedicated Director of Business Development to oversee our Sales & Marketing Team for our Assisted Living and Memory Care Residence in the Davie, Florida area.

Summary:

The Director  of Business Development is responsible for overseeing our leasing and move-in team and their goals. You are expected to maintain a positive image of the community with referral sources, residents, and staff personnel.

Essential Functions:

  • Schedule, organize and conduct tours with prospective residents of independent and assisted living, memory care and skilled nursing
  • Respond and follow-up with to all walk-ins, phone ins, mail-ins timely and appropriately
  • Create, plan, and implement with Sales and Marketing Team and Program Director events to bring in prospective residents such as but not limited to: seminars, speakers, themed events, and family nights
  • Develop and maintain a good working relationship with residents, families, and professional providers of care
  • Maintain a working knowledge of all software programs
  • Participate in weekend call coverage in Manager Rotation
  • Manage move ins and move outs to achieve maximum revenue
  • Treat each inquiry with value
  • Work closely with the Executive Director and Corporate Director of Sales in the development and implementation of the quarterly marketing plan
  • Create and implement a strong community outreach program
  • Media and Marketing Planning Implementation
  • Meet all expectations of occupancy and budget
  • In consultation with the Executive Director; hire, train, discipline, and terminate departmental employees in accordance with Senior Lifestyle Corporation policy
  • Keep Executive Director informed of all sales activity daily
  • Maintain Senior Lifestyle Hot Board/Move in Move out board
  • Communicate any special needs of the incoming resident to the appropriate personnel
  • Manage use of sales toolbox
  • Assure that staff investigates every alternative before closing a lead
  • Keep informed of all trends, developments, concepts, and techniques in his/her field that affect product
  • Understand the need of the senior and the aging process.
  • Maintain and work an active, meaningful wait list
  • Plan and implement special events monthly which prospects attend
  • Update competitive analysis quarterly
  • Maintain confidentiality of all pertinent information.
  • Comply with all Senior Lifestyle Policies, cities, state, and federal regulations pertaining to Residents’ accounts as it relates to Medicare, third party billing, etc.
  • Interact professionally and effectively with all levels of the organization, residents, family members, etc.
  • Perform other duties as assigned

Qualifications:

Bachelor’s degree is preferred but not necessary. 1-2 years of Marketing experience in Skilled Care is required.

GENERAL PURPOSE:

Leads by example and leads other to promote successful aging by understanding the needs and preferences of residents. Leads the team in a culture focused on customer experience, from inquiry to sale to move in. Lead others to develop a well-trained compassionate sales team to promote dignity and choice. Lead the business to achieve positive business and performance results by promoting a positive community image that supports a fully occupied community.

RESPONSIBILITIES:

Marketing and Sales

• Develop and implement an effective marketing plan to include:

o Visiting with referral sources

o Hosting events at the residence for qualified prospects and referral sources

o Mailing promotional information to prospects

• Seek and build positive relationships with the surrounding community, particularly referral sources

• Educate employees as to their role in marketing and presenting the community

• Join community groups and attend meetings to build good will in the surrounding area; educate members about the community and develop positive relationships

• Assist Executive Director in planning and hosting special events at community.

• Ensure community printed promotional materials such as Information Packets and brochures are current and in adequate supply (order as necessary)

• Ensure Information Packets are displayed attractively with correct contents present and arranged appropriately.

• Attend seminars, read books and publications and participate in any company training for marketing and sales

Sales

• Maintain or exceed budgeted census

• Maintain up-to-date records of all communication with prospective customers using the appropriate system and track each prospective customer from initial contact to the final decision

• Possess and maintain a strong knowledge of the community, benefits, services provided, customers and employees.

• Build positive and trusting relationships with prospects through: o Listening to the needs of the prospect

o Asking questions to acquire more information about the prospect’s situation and concerns

o Presenting the benefits of the residence to the prospect and how the prospect’s needs can be met

o Introducing prospects and their families to other employees, residents, and families; provide opportunities for them to experience the benefits of the residence

o Following-up with prospects regularly, based on their needs and time frame

o Guiding the prospect to make a decision that best meets their needs.

o Follow up with the resident and the family after the move-in to ensure a positive move-in experience

• Schedule and perform quality tours of the building to create a personalized experience showing the value of the community and its amenities

• Conduct tours of community for health services professionals, social services professionals, etc

• Provide regular reports to the executive director regarding sales achievements, status of interested prospects, and implementation of the marketing plan

• Must be flexible in scheduling for tours, appointments and consultations.

• Complete all occupancy related reports and submit to Executive Director in timely fashion.

• Attend stand up meetings and be prepared to discuss prospects with the team to gain their insight and support in moving the relationships forward

• Facilitate weekly community marketing meetings

• Call or visit various referral sources on routine basis, including health services, social services, legal, and financial professionals; community organizations; and other community contacts

Move-In Process

• Secure deposit from prospective residents and assist management team in coordinating resident move-in process

• Ensures introduction to key leadership to provide for excellent support during move in transition and Vitality Connections meeting

• Assist Executive Director in ensuring that community is clean, well maintained, and attractive

• Ensure short stay apartments are clean, well-maintained, and attractively furnished and decorated

• Complete or assist with special projects as requested by community or senior management

• Adheres to all policies and procedures of the company

• Perform other duties as assigned by Executive Director

LEADERSHIP FUNCTIONS:

• Participates in the Leader on Duty program

• Conducts community tours to prospective residents and their families

• Attends various community events

• Attend and participate in training, in-services, and team member meetings, as requested

• Adhere to Company Leadership Values at all times

• Adhere to Company safety protocols at all times

SKILLS and QUALIFICATIONS:

• Must be at least 21 years old

• Minimum of 3 years experience in the Senior Living Industry

• Successful experience in sales and marketing

• Computer experience and ability to use or learn sales programs

• Desire to work with older adults and their families

• Demonstrate ability to communicate effectively in English, both verbally and in writing

• Ability to speak effectively before groups of customers or team members of an organization

• Projects a positive and professional image at all times

• Meet state or provincial health related requirements

·        Conduct tours of the community for health services professionals, social services professionals, etc.

·        Call or visit various referral sources on a routine basis as directed by the Executive Director, including health services, social services, legal professionals, financial professionals, community organizations and other community contacts.

·        Act as support to residents and/or family members with the move-in process.

·        Assist the Executive Director in ensuring that community is clean, well maintained, and attractive.

·        Ensure short stay apartments are clean, well-maintained, and attractively furnished and decorated.

·        Assist the Executive Director in developing and implementing advertising campaigns to promote occupancy.

·                Ensure community printed promotional materials such as information packets and brochures are current and in adequate supply (order as necessary).

·                Ensure information packets are displayed attractively with correct contents present and arranged appropriately.

·                Assist the Executive Director in planning and hosting special events at the community.

·                Represent the community at various functions in the local area such as senior center luncheons, senior housing “trade shows,” “health fairs,” etc.

·                Secure deposits from prospective residents and assist the management team in coordinating resident move-in process.

·                Perform other duties as assigned by the Executive Director.
